VILLAGE OF BAYSIDE: Planned Unit Development Request

Village Of Bayside issued the following announcement on July 15.

The Village has received a request for consideration of a Planned Unit Development (PUD) for specified properties on the northwest corner of Port Washington Road and Brown Deer Road.  While the request does not provide specific development plans, the development vision submitted is:

“To create a vibrant mixed-use community that offers the richness of village living with the comfort of an intimate neighborhood.”

That vision is proposed to be achieved through a mix of neighborhood uses, including a new North Shore Library, limited office and small-scale retail/restaurant uses, and a variety of residential building types.  The vision, as presented, includes significant green space and outdoor amenities and is adaptable to different lifestyles, includes sustainable design, walkability, and the promotion of neighborhood interaction. The PUD envisions buildings along Port Washington Road remaining as they presently stand.  Building heights are limited to four stories in the eastern portion of the site and are proposed to not exceed six stories elsewhere within the site.

A PUD is a request to establish zoning and development parameters (including, for example type of uses, density, height, location and other various specific zoning, development, and municipal infrastructure) within a defined geographic area for future development.  A PUD does not guarantee something will be constructed, but rather establishes guidelines and limitations on what can be constructed should the necessary approvals be granted by the Village.

The process of establishing a PUD involves numerous steps, the first of which is a pre-petition conference before the Plan Commission.  A pre-petition conference is tentatively scheduled for July 27 at 6pm, at which time the development concept would be presented to the Plan Commission by the petitioners.
